This Privacy Policy explains how I collect, use, and protect information when you visit StevedavisRVA.com, submit a form on my site, or respond to one of my ads. I'm Steve Davis, a licensed real estate professional affiliated with River Fox Realty, serving the Richmond, Virginia area. Information I collect

I only collect what I need to help you and to follow up on your request:

• Information you give me directly — such as your name, email address, and (optionally) phone number when you request my homebuyer's guide, fill out a contact or home-value form, or message me.

• Information you volunteer in a message — for example, details about what you're looking for, your timeline, or your budget.

• Automatically collected technical information — such as your IP address, browser and device type, pages you viewed, and how you arrived at my site. This is standard website analytics data.

I do not intentionally collect sensitive personal information, and I ask that you not send financial account numbers, Social Security numbers, or similar details through website forms or email.

How I use your information

• To send you the guide, resource, or information you requested

• To respond to your questions and follow up about buying or selling a home

• To send occasional Richmond-area housing updates and tips, if you've opted in

• To connect you, at your request, with trusted professionals such as a preferred lender or a real estate attorney

• To understand which pages and ads are useful, so I can improve them

• To meet legal, regulatory, and real estate recordkeeping obligations

Facebook and Instagram lead forms

If you submitted your information through an ad on Facebook or Instagram, Meta shares that information with me so I can send you what you requested and follow up. Meta's own handling of your data is governed by the Meta Privacy Policy. Once I receive your information, this Privacy Policy applies.

Cookies, analytics, and advertising tools

My site uses cookies and similar technologies, including:

• Google Analytics — to understand aggregate site traffic and which content is useful

• Meta Pixel and Conversions API — to measure whether my ads are working and to help show relevant ads

• Wix — my website platform, which uses essential cookies to operate the site

You can control cookies through your browser settings, and you can opt out of many interest-based ads through the Digital Advertising Alliance or your device's ad settings. Blocking some cookies may affect how parts of the site work.

When information is shared

I do not sell your personal information. I share it only in these situations:

• Service providers who help me operate — for example my website platform (Wix), email marketing tools, and CRM. They may only use it to provide those services.

• My brokerage, River Fox Realty, as needed to provide real estate services and meet supervisory and recordkeeping requirements.

• Professionals you ask to be introduced to, such as a lender or attorney — and only with your permission.

• When required by law, or to protect legal rights and safety.

Email and text communications

If you request a guide or subscribe to updates, I may email you. Every marketing email includes an unsubscribe link, and you can opt out at any time. If you provide a phone number and consent to texts, you can stop those by replying STOP. I may still contact you directly about an active transaction or a question you asked me.

How long I keep information

I keep your information as long as needed to serve you and to meet real estate recordkeeping and legal requirements. You can ask me to delete your information at any time, and I'll do so unless I'm required to retain it.

Your choices

• Ask me what information I have about you

• Ask me to correct or delete it

• Unsubscribe from marketing emails at any time

• Opt out of cookies through your browser or device settings

Children's privacy

My site and services are intended for adults. I don't knowingly collect information from anyone under 18. If you believe a minor has submitted information, please contact me and I'll delete it.

Security

I take reasonable steps to protect your information, and rely on established platforms (such as Wix) for secure hosting and data handling. That said, no method of transmitting information over the internet is completely secure, so please avoid sending sensitive details through web forms or email.

Changes to this policy

I may update this policy from time to time. When I do, I'll change the "Last updated" date above. Significant changes will be noted on this page.
